CHESHIRE EAST CHOOSES POCHIN'S EMPEROR COURT

21 July 2009

In one of the largest deals in South Cheshire this year, Cheshire East Borough Council has taken the 21,700 sq ft office scheme at Crewe Business Park.

Pochin Developments Ltd, part of Cheshire-based Pochin's PLC, has let Emperor Court in Crewe to Cheshire East Council.

Cheshire East Council has taken the newly built 2,015 sq m (21,700 sq ft) Grade 'A' office scheme on an occupational lease. Pochin will also co-ordinate the fit out works for the new premises, the design of which will be adopted across the Council's other main operational buildings.

The deal follows on from over a decade of development at Crewe Business Park by Pochin, having built a Travelodge hotel, a JW Lees Pub, retail units and a 790-bedroom student accommodation facilities recently completed for Manchester Metropolitan University (MMU). In addition, Pochin has facilitated the delivery of a Ramada Encore and a Bannatyne Leisure Centre on the Park.

On the letting, Jim Nicholson, director, Pochin Developments Ltd, commented: "This is fantastic news, there is no better endorsement of the scheme than to announce that Cheshire East is to become sole occupier of Emperor Court. This testament to the development itself and also to Crewe Business Park's standing as a thriving business hub.

"Having now secured a letting to Cheshire East, we are now looking to commence phase three, which comprises a further 40,000 sq ft of offices. Pochin also has additional land available, which is can accommodate up to 90,000 sq ft of offices, which we are looking to bring forward for development purposes."

Arthur Pritchard, Assets Manager, Cheshire East Council added: "Emperor Court's excellent location, build quality and BREEAM very good rating, made the scheme an ideal office location for our Authority. We are looking forward to relocating staff to our new premises in October 2009."

Andy Butler, director, Lamonts Commercial concluded: "This deal marks one of the largest in the South Cheshire region this year and is certainly an encouraging sign for the return of the market."

Located off Electra Way, Emperor Court is part of the 67-acre Crewe Business Park and is situated adjacent to the new four-star 112-bedroomed Ramada Encore Hotel. Cheshire East will join tenants such as DEFRA, Fujitsu and Virgin trains which have all made Crewe Business Park their home. Along with Delamere House in Crewe, Macclesfield Town Hall and Westfields in Sandbach, Emperor Court will form the core facility for the Cheshire East employees.

Lamonts Commercial and Matthews & Goodman are joint agents for the scheme.
